In 1856, Joseph and Barbara "Keyser" had been in Iowa for 11 years. This
is assumed their date of immigration to the US.
The family arrived on the above date in New York City aboard the ship
Emerald, which departed from Havre. The family appears on the ship
manifest as:

2. He was employed in 1845 in Davenport, Scott County, Iowa.(6) Joseph
was a carpenter, in the cabinet trade.
3. He immigrated in 1845 to Davenport, Scott County, Iowa.(1, 6) It is
said that Joseph immigrated to the United States in 1844 and settled in
Davenport, Iowa.
4. 1850 U.S. Census: 22 August 1850, District 4, Scott County, Iowa,
USA.(7) In District #4, Found Joseph "Keizer," age 37, born Germany, a
carpenter with a real estate value of $900. He is living with his wife,
Barbara, age 36 and children: Antoine, age 7, Henry, age 5 and Barbara,
age 7. All children are listed as born in Germany.
The dates and names of these people (Barbara, the mother and Henry and
Anthony, the sons) match the families found in MO on the 1870 census.

5. 1856 State Census: 1856, Davenport, Scott County, Iowa, USA.(8) Joseph
"Keyser" appears on the 1856 Iowa census at age 40, b. Germany with his
wife, Barbara Keyser, age 36, b. Germany. Joseph is a carpenter by trade
and has been in Iowa for 11 years. The children in the home appear as:
Anton Keyser, age 13, male, single, in Iowa for 11 years, b. in Germany
Barbara Keyser, age 13, single, b. Germany, been in Iowa for 13 years
Henry Keyser, age 10, male, b. Germany, been in Iowa for 10 years
Josephine Keyser, age 0 years, female, born in Iowa, been in Iowa 0
years.
This is an excellent discovery, showing Josephine as a newborn with her
parents and siblings in Scott County, Iowa.
Joseph Kaiser owned 160 acres of land valued at $1500 of which 30 acres
were under cultivation. He owned livestock worth $200, consisting of two
work oxen, two mich cows, eith other cattle and two hogs. No farm
implements were mentioned.
6. Land claim: 1 October 1856, Otoe County, Nebraska Territory, USA.(9)
Joseph's homestead file gave this date as the date the family settled on
their property in Otoe County, Nebraska Territory.
7. He had a residence from 1858 to 1865 in Otoe Precinct, Otoe County,
Nebraska, USA. Joseph Kaiser's property was about 4 miles south of
Nebraska City. The current position of this property appears to be S.
66th Rd., 68410.
8. He had a residence circa 1858 in Otoe Precinct, Otoe County, Nebraska,
USA.(10) Nebraska City is situated on the west bank of the Missouri
River, forty-six miles below Omaha, on the St. Joseph and Council Bluffs
Railroad, 54 mmiles due east of Lincoln, the capital of the State. The
first land office in Nebraska was opened in Omaha in the spring of 1857.
In November 1854, two very important pieces of machinery, in the
development of a new country, were introduced to Nebraska City. They
were the saw mill, which was the private property of Hon. S.F. Nuckolls
and a printing office. On the 15th day of that month began the regular
issue of the Nebraska City News (paper).
In May 1855, the first public sale of lots in Nebraska City transpired,
and prices ranged from $10 to $115 each. The emigration came in slowly.
All new passengers arrived either upon Missouri River steamboats, in the
coaches of the Western Stage Company, or "movers" in covered wagons.
9. Land purchase: 9 July 1858, Nebraska City, Otoe County, Nebraska,
USA.(9) Joseph "Kiser" filed for his land at the Land Office in Nebraska
City, South Platte District, N.T. for the North East of the North East
1/4 of Section 2 and West 1/2 of Section One in Twp. #7, North of Range
#14, East of the 6th PM. He settled on this land on the 1st of October
1856, as witnessed by Andrew Dennis (relationship unkown).
Also included in the Land purchase file is the Bounty Land Certificate
for 120 acres, awarded to Francis J. Fagg, Private of Captain Broadnax
Company, Alabama Militia after the Florida War. It is not known how or
why Joseph Kaiser was given this Bounty Land from Francis Fagg, but he
apparently signed over the land to Joseph Kaiser in April 1858 from the
state of Alabama, Macon County, "for value recieved." No purchase price
is mentioned.
10. 1860 Census: 19 June 1860, Nebraska City, Otoe County, Nebraska,
USA.(11) Joseph Keiser appears on the 1860 census at age 40, a carpenter
born in Switzerland with his wife Barbara Keiser, age 35, born in Baden,
Germany. The children in the home appear as:

Tona Keiser, female, b. Switzerland, age 18
Henry Keiser, 16, b. Switzerland
Josephine Keiser, age 14, b. Iowa.
Three discrepencies are glaring: one is Joseph's age, which was likely
48, not 40 years old. Next, the name and sex of Antoine may have been an
error or a calculated misgiving of information in light of the looming
Civil War. Perhaps they were trying to hide the fact that a fighting age
male was in the home. Thirdly, Josephine would have been only four years
old, not 14 at the time. This and the other errors could have been made
when the census information was copied from the original page. The
uniform nature of this particular census page indicates that this records
is a copy of the original.
11. He was employed in 1860 in Nebraska City, Otoe County, Nebraska,
USA.(12) Joseph Kaiser had a farm in 1860 and according to the
Agriculture Schedule for that year he had 30 acres of improved land; 130
acres of unimproved land and the cash value of the farm was $1500. The
value of farming implements and machinery was merely $50. He had no
horses or mules, but owned 2 milch cows, 2 working oxen, 8 other cattle,
no sheep and 2 swine. The livestock was valued at $200. He had 20
bushels of wheat and 1,000 bushels of Indian corn. He also had 1 bushel
of peas and/or beans and 50 bushels of Irish potatoes. No other crops
were reported. There were 30 tons of hay and 600 lbs. of butter were
reported! Could this really abe possible?
12. Deed of sale: 9 January 1863, Nebraska City, Otoe County, Nebraska,
USA.(13) Joseph Keiser purchased property in Nebraska City on this date
for $150 from Heath Nuckolls. The property is described at Lot number 5,
Block number 8 in Nebraska city. He sold this property on 31 July 1863
to Charles Schneider for only $75. In 2005 the property has been
subdivided but now contains a bar called the Lineman Bar, property owner
Mr. Claude Michon at 416 Central Avenue. The current value of the
property (2005) is $5,390 and the taxable value is $56,710.
According to the land records from the Register of Deeds, Otoe County
Courthouse, the property was originally purchased by Henry Bradford,
Mayor, in 1857 from the U.S. Government. He sold it to Heath Nuckolls
in 1857, who sold it to Joseph Kaiser in 1863, who sold it to Charles
Schneider, also in 1863. Schneider sold it BACK to Heath Nuckolls in
1864 (?!), who sold it to Anton Zimmerer in 1865.
13. Land sale: 30 March 1865, Otoe County, Nebraska Territory, USA.(14,
15) Joseph Kieser and his wife Barbara sold their property to Benjamin
T.F. Cake for $3500. The 163 30/100 acres is described as: East 1/2 of
the NE 1/2 of Section #2 and the west 1/2 of the NW 1/4 of Section #1 and
also a fraction of three and thirty. One hundreths (3 30/100) acres in
Twp. #7 North of Range #14E of the 6th PM and containing 163 and 30/100
acres.
The Section #2 property had been purchased by Joseph Kiser from the U.S.
Government on 9 July 1858 (41 61/100 acres) for practically nothing.
Joseph purchased an additional amount of adjacent land from Joseph
Wildhober on 11 Oct. 1858.
14. 1865 NE state census: 1865, Otoe Precinct, Otoe County, Nebraska,
USA. Found Joseph Kaiser, 53, b. Switzerland with wife, Barbara, age 46,
b. Bryn (Switzerland) and Henry, 22, b. Switzerland, blind in one eye and
Josephine, age 9, b. Iowa.

15. 1865 State Census: 1865, Nebraska City, Otoe County, Nebraska,
USA.(16) Kaiser had raised 20 bushels of wheat, 1,000 bushels of corn, 30
bushels of potatoes and had put up 30 tons of hay. The family had also
sold 600 pounds of butter (?!).
16. Land purchase: 27 October 1865, Atchison County, Missouri, USA.(17,
18) Joseph Kaiser paid James F. Calvin, of Boyd County, Kentucky $5,000
for property described as: the SE 1/4 of Section #36 and the South 1/2 of
the South 1/2 of the SW 1/4 of Section #42, all in Twp. #67, North of
Range #42 West (believed to be Buchanan Twp.) and also the NE 1/4 of
Section #1 in Twp. #66, North of Range #42 West (also part of Buchanan
Twp.), except three acres in the NE corner thereof reserved for a
schoolhouse (believed to be future site of the Union School). The land
was about 360 acres more or less.
17. Land sale: 12 February 1868, Atchison County, Missouri, USA.(19)
Joseph and his wife, Barbary Keiser sold land to Joseph Shallenberger (of
Otoe County, Nebraska) for $640. The property is described as 40 acres,
located in the South 1/2 of the South 1/2 of the SW 1/4 of Section #36 in
Twp. #67 North of Range #42.
18. Catholic Church and schools: 1870, Nebraska City, Otoe County,
Nebraska, USA.(10) The Roman Catholic Church was organized in Nebraska
City during the year 1856 and in 1857 began the preparations for
building, which resulted in the erection of the house of worship at the
corner of Fourth and Clay streets; under the charge of Father Emanuel
Hartig. The number of communicants by 1870 was 498. Also, by 1870 there
were two Catholic schools, one under the supervision of Fr. Emanuel
Hartig and the other presided over by Mother Beatrice Prior, for young
ladies, where all branches of learning, and the accomplishments of music
and drawing were inculcated. About 117 students attend the Catholic
schools.
The Nebraska City high school was the pride of the city. It was 88 ft.
by 120 ft., brick, two-story building which in 1870 housed 300 students
and four teachers in addition to Prof. ricker, the director. Tuition is
free! and this is a great inducement for the heads of families, seeking a
Western home, to locate in Nebraska City. There is also a Third Ward
school house with 256 students, which is also free. No other town in the
state offers such educational advantages. In the late 1850's and early
1860's, Barbara, Antoine, Henry and Josephine likely attended one of
these schools. Perhaps their father helped in their construction.

Josephine Kaiser, age 14, is listed with her mother, Barbara Kaiser, age
52. Barbara's real estate is valued at $4,000 and her personal estate at
$600. She cannot write. Josephine attended school that year and was
born in Iowa. It says that both of her parents were born in foreign
countries. Living with them or next to them are Henry Kaiser, age 25
(her half brother), born in Germany and Anthony Kaiser (her other half
brother) (age 28), born in Switzerland and his family. There were no
Gubsers listed in this Twp.

6. Division of Land: September 1873, Atchison County, Missouri, USA.(21,
22) It appears that Joseph Kaiser died without assigning any property to
his children. The sons, "Andrew" (Anthony) J. and Henry Kaiser sued
their stepmother and half sister for 1/4 of the land left by their
father.
"Andrew" was given land described as the West 1/2 of the NE 1/4 of
Section #1 of Twp. #66, Range 42.
Henry was given the SE 1/4 of the NE 1/4 of Section #1 of Twp. #66, Range
42 and also the NE 1/4 of the SE 1/4 of Section #36, Twp. 67, Range 42.
Josephine was given the South 1/2 of the NE 1/4 of Section #36, Twp. 67,
Range 42. At age 17, this would've made Josephine quite a desirable
bachelorette.
Barbara Kaiser, widow of Joseph was given the NE 1/4 of the NE 1/4 of
Section #1 of Twp. #66, Range 42 and also the NW 1/4 of the SE 1/4 of
Section #36, Twp. 67, Range 42. Barbara's property was valued at $2000,
as were all the children's pieces.
It appears that because Barbara's daughter, Barbara Beatty was not a
child of Joseph Kaiser, she received nothing. Barbara attempted to
remedy this in September of 1874 when she gave 82 acres of property to
her daughter Barbara for only $100.

Barbary Kaiser paid her son Anthony J. Kaiser and his wife France E.
Kaiser $100 for land described as: Two acres commencing at the NE corner
of the NW 1/4 of the NE 1/4 of Section #1, Twp. 66, Range 42, etc.
8. Land sale: 7 September 1874, Atchison County, Missouri, USA.(24)
Barbara Kaiser sold 82 acres to her daughter, Barbara Batty (Beatty) for
$100, which was to be paid to at Barbara Kaiser's death to her daughter
Josephine Gubser.
9. She died on 1876-1880. Surmised because of census records of 1876 and
1880, however, it is also possible that Barbara remarried and is listed
under a different name.

6. 1876 Missouri State Census: 1876, Buchanan Twp., Atchison County,
Missouri. Anton, Jr. (21 - 45 years old) and "Julia" (must be Josephine)
(18 - 21) are listed with Mary E. (under 10 years old). They are listed
next to Bettie Kaiser (over 45 years old) - this could be Josephine's
mother, Barbara or her grandmother. Anton is a farmer and has 5 horses,
8 cows, 7 pigs and grows corn and barley. Bettie was probably living
with them, seemingly a widow.

7. 1880 census: 9 June 1880, Buchanan Twp., Atchison County, Missouri.
Anton, Jr., age 30 and wife, Josephene, age 22, are found as farmer and
wife. Their children are: Mary, age 5; Julia, age 3 and Lizzie, age 1.

8. Land sale: 31 March 1882, Atchison County, Missouri, USA. Anton and
Josephine Gubser sold property to Josephine's half brother and his wife,
A.J. Kaiser and Frances E. Kaiser for $2400. The land is described as:
the South 1/2 of the SE 1/4 of Section #36, Twp. #67, Range #$2,
containing 80 acres.
9. Land purchase: 1 January 1883, Atchison County, Missouri, USA.
Josephine and Anton Gubser (curiously, Josephine is listed before Anton
in the court record) purchased property from James and Ann Eliza Heeren,
of Monona County, Iowa for the amount of $2700.
The land is described as: Lts 5 and 8 in Section 24, Twp. 66, Range 42
and also a strip of land off the Southside of the N 1/2 of the SE 1/4 of
same section, twp. and range about 24 feet wide and one half mile long,
all containing 80 acres.
They also agreed to pay off a mortgage on the property of about $184, due
by July 1883.
10. She died on Cir 1888 in Rock Port, Atchison County, Missouri, USA.
Mom (Gertie Myers) believes that Josephine died in childbirth with her
fifth child, whose name was Dolly or Virginia. After the death of
Josephine, Dolly went to live with Anton's father and stepmother,
Catharine, because she had an infant then as well. Their son, Frank, was
apparently sent to live with relatives in Hamburg and the three oldest
daughters, Mom says, were placed in the orphanage. She thinks that a
half-brother of Anton's was in Oklahoma and had told him there was work
there. Will try to verify these stories.
The Atchison County, Missouri courthouse says there is no record fo
Josephine Gubser's death.
